I'm watching some things in market and hoping to make some big pick ups next year.

I realize March is approaching fast and that you may already have a home picked out, but Landon Allen has good recommendations on surrounding towns/cities to possibly move to that aren't far drives at all from EL.

I also picked up house in foreclosure and have 4 months to wait for redemption periods to run.It is a crazy market here, I hope that it doesn't reverse and bite me. 

Once you have this team in place, you should be able to confidently invest in any market.As for picking a specific market - I would go after one with an increasing job and population growth.

Have you ever walked away from a great deal on a rental (20% CoC) on principal alone because the seller is being wishy washy and nit picking over a minuscule amount of money? 

I have not added value yet but the kitchen and bathrooms are little outdated which was part of the reason I picked the house.
