How appealing would the loan terms be to a buyer assuming our loan now that interest rates are over 5%?

The appeal of AirBnB used to be the price.

If they don't want the property and there's little equity, this might be appealing to them. 

I like the idea of maximizing my low fixed cost base on this property, but the $500k tax free gain and being able to use proceeds from the sale to minimize a higher mortgage cost on whatever we purchase is also appealing.

But with this particular property, it appeals to me due to the size, layout of the property, demand for rents in the area, and price of the property.

Some of the unusual things are less appealing for single home buyers, but they could be an advantage for someone who wants a 2 family.

I really like your choice of finishes, I like the curb appeal on this home, and I like that it sits on a large corner lot. 

Curb appeal is really important. 

Identify the spots in your immediate area, that most likely will appeal to a majority of investors, as you grow your knowledge and buyer base, you can get into those areas that might not immediately appeal to the masses.
