Most people I talk to believe we are at a market peak. 

I am just looking for was to speed up the learning curve as I grow and expand into other markets and pursue other investing stratergies

Let is stockpile to handle that speed bump down the road.

It's hard work, but you learn a ton and it can be really fun during the peak season when you're juggling 10-20 deals at the same time, trying to keep them all on track.Good luck!

REALLY thinking making the units all 3 bed and rent jumps up to 3k.  5 years ago this place would be 130-150k, but someone paid 300k peak 2003.Big things for me are parking, vinyl siding and windows and separate gas systems, all of which this place has.Thoughts?

.$1000 could be tight to get a basic camera body, lens, speed light and a tripod depending on what brands and quality gear but it's doable.

Maybe you can do similar.The economics in Auburn may be different than a bit further north (I'm in seattle and burien)  but its fairly likely we are somewhere near the peak of the current cycle in rents and prices for investments.   

I've been able to do get deals done because of the time and speed.

Do a 'speed analysis' where you just figure out what the percentage would be with the 2% rule.

Are we at a peak?
