I agree with the other responses so far and will had some info where I can.I am not too familiar with the DC market, but from my understanding there are plenty of high paying jobs there to support rents.

I have seen they have been pushing RentRedi a lot on the podcasts lately and I fell victim to their marketing tactics and checked them out.They seem to have fairly reasonable plans ($9/month for year plan) and offer a variety of features but I am still confused why someone would pay for property management software when there are so many free alternatives out there.

As I understand it you still have to keep the electric bill in your name and hope to be reimbursed and hope they don't argue with the amount you say they owe So much better to just have seperate meters and let them pay their own bill to the utility company.

but all the other sales went through as this was the only one that someone who lost the sale litigated and in CA were its almost all bare land it would be very rare unless its a very high dollar property.. back story on this one it was a property that was the center of a 400 acre new age church .. they had bought the property sub too back tax's and did not think they had to pay them as church's are exempt from property tax..

You get a credit and take care of the repairs yourself later. if the seller does do the repairs, you can pay your home inspector a little extra just to go back and verify the quality of those repairs.
