@Staphon Smith,Great area to invest, I have a few clients that do some good work down there, and being from AR originally myself, it is a good area to look into.You definitely want to keep an eye on areas where the comps are going to provide a healthy cash flow.

This is done when a multifamily property needs more capital than originally anticipated to sustain operations.

Chicago has so much red tape around it and if you aren't going to do it at scale it honestly isn't worth the time.The market is giving you your answer on the pricing...it's too high with current conditions. 

The best performing rental we have was originally purchased at 32k about 8 yrs ago and is in Sherman Park, 53209.
