I think it is the type of mistake that is made and how the accountant deals with you bringing the issue to him/her.I think the accountant should be doing atleast a bring overview of the documents / information that you provide.At the very least, when clients bring me their Profit and Loss, I try to see that they have the typical expenses that I would see for real estate investors and to see if the numbers make sense.

Something I learned - I used to use less expensive LVP - but those are coated with laminate and still have cores made of different materials that are not waterproof and can get damaged, which of course, I learned the hard way.

I called the county, and was told: (a) that "cove" doesn't meet the *current* definition of a bedroom, BUT for older MH, they go by what the manufacturer classified it as when it was sold; (b) the property tax listing for the lot identifies the MH as "personal property", so doesn't identify the number of bedrooms and baths; (c) the septic permit was made for a two bedroom residence.I have failed in my many attempts to locate any records as to how the manufacturer described this originally.

We did a quit claim deed on a rental property last year from our personal name into an LLC here in Texas that we wanted to take a DSCR loan on and the lender made us go back and use a warranty deed before they would close on the loan.
