What is most challenging: No Cashflow, Stiff Competition, seller's think their old condemned house is worth as much as everything new. 

I have always been hesitant on buying old properties although they tend to cash flow much better. thank you in advance!

Bate Hendricks neighborhood is often featured on the HGTV show Good Bones, as are the neighboring areas of Fountain Square and Old Southside.Watch that show and you can get an idea of the type of homes that are there.  

You can't really have the best of both worlds (Have a buyer's market where you can steal a property off the MLS for next to nothing, and then expect it to greatly appreciate in value). 

This one is 3 years old and works like the day I bought it.

It’s really just a personal preference.If you owned a lot of properties and they’re all in your name and people mail you stuff because they can easily find your address, I could see that getting old
