Anyone have any suggestions or tips that might help me?

MacDill Air Force Base is at the Southern Tip of the South Tampa Peninsular and serves as US Central Command with many, many military families and civilian contractors.

The tenants who live in the unit next to mine complained of an odor that smells like stale cigarette smoke in their apartment.

It was always plugged in so the odor wasn't too bad but it had food, meat juice, and sticky substances in every crack and crevice.

If I could use a USDA 524 Loan, construct a duplex, refinance when project is complete with a traditional mortgage, and then sell/rent the other side while I live in the property then it just may work out for me.This is a brainstorming  session for me and I was wondering if anyone had any tips at all or if this strategy seems viable? 

Any other tips out there?

Food servers, exotic dancers, bar tenders = typically none of that "tip" income is on tax returns, same thing, doesn't "count."
