The roof is nearing the end of its usable life.

At least until you have the property inspected to determine the current condition and life expectancy of all major components and appliances.  

They have been trained their entire life that money is something that is scarce and not for their “ type” .

I told them numerous times, both verbally and in writing, that the rent must be paid on time every month, yet they continue to break the terms of the payment terms per the rental contract.

I have seen a few make a ton with one locations but those are rare and not the norm.The dream in your mind might not match up to the reality in real life of how it will go.

What suggestions does this community have in regards on how to invest this money to start a life of semi passive income?

I have also been reading everything that I can get my hands on;  Rich Dad Poor Dad, Cash Flow Quadrant, Richest Man in Babylon, 10x rule, Set for Life and Long-Distance Real Estate Investing. 

I feel like I’ve made one of the biggest mistakes of my life right now.

According to the article below "borrowers will receive favorable pricing in exchange for limiting rent growth on 80% of the units in the property and keeping them at levels considered workforce housing for the life of the loan."

FYI our system will break even at 8.5 years and has a 30 year life (panel production will deteriorate slickly toward end of live but still above 80% of new production)
