It allows you to include the land into the financing with the build.It is becoming very popular in multiple states to find a nice piece of land or land lot and put a "Modular" or Manufactured home on the land.

I am hoping there are better ways to acquire a property then doing this, willing to hear any suggestions.I will be meeting with someone in my area later this week and discuss all options that may be available to us in our local area for now, in regards to our current situation, financing options, and properties in the area.

i know a lot of old school PMs just have never done things in the way that many do now, with software like appfolio and such. if i know and trust them, and they're amazing otherwise, and there aren't any concerning numbers on my properties, and i know other investors who use them and have great experiences, i wouldn't worry but would ask that we meet in the middle with expectations on this. but if that is NOT the case, i'd probably worry. i don't think it's unusual for repairs to be 30% of the gross rents one year, especially if it's your first year owning it and the previous owner didn't really take good care of it, but if that's the avg over multiple years of ownership it doesn't really sound normal. however, is that 30% inclusive of ALL operating costs?

Being and X logger and Timberland owner from Oregon I am also interested in plantation hardwood production in Belize we looked into a little bit but that will be the next deep dive.AS for the Island thats another unique situation and one that we are still looking at if we want to invest or not.

I wanted to do a quit claim deed in a similar situation and my attorney told me exactly what you said "Why bother with a quit claim deed when you can issue a warranty deed?"

I certainly can't imagine four adults living in that place, but I am unsure how to interpret some of that reference material -- would it be considered discrimination w.r.t. familial situation?
