I suppose the holding cost would now be $17,820 instead on 12 months (this is money I need to budget for for my own peace of mind, correct?).

The more you continue to look and network with like-minded individuals, letting everyone you talk to know what you're trying to find, I am sure you will come across the right house-hack investment.

I still am highly intetested/motivated on getting my 1st deal but somewhat fell back as finding deals in S FL been SOOOO tough.

Also, I will be in Phoenix, AZ in a week for a volleyball tournament, so if you're reading this and are from that area and wouldn't mind giving me an hour of your time and sit down for lunch or something to chat about real estate investing, that would be awesome as well.

What I am trying to achieve from this forum:1) Surround myself with more like minded people in and around the Charlotte area.2) Meet people that have experience in the Charlotte market and have been successful. 3) Find private investors that want to pull money together and do deals with.4) Learn as much as I can.

You might have to tweak your marketing strategy to attract an investment-minded person rather than the home-buying market. 

They sound knowledgeable and like they have your best interests in mind.

Hey everyone, my name is Zach and I am seeking the advice of like-minded individuals with the experience that I have yet to attain.

I am currently stationed at Lackland AFB in San Antonio and plan on investing in buy and hold investing anywhere from San Antonio to Austin, being deployed I have found a few like minded people who also want to get into investing and we have discussed everything from finding deals to funding them to forming LLC's as a safety net, but the first question that always comes up is where to start when we get back.
