My initial feelings are mixed.

Do I have to notify them on my direct mail letters that I am a licensed Real Estate agent, even though I have yet to hang my license with a broker? 

Couldn't agree more about mixing business with family or friends. 

The primary reason for delay was this process:(a) contact attorney, get him lease and applicable info(b) attorney contact process server, send him demand letter(c) process server schedules and then executes service(d) process server sends paperwork back to attorney(e) court date is made based on attorney's availabilityThe third we did ourselves. 

Keep the unopened, returned letter.

It's set to a loud volume because he claims he has sleep apnea (sleeping disorder) and can show a doctor's letter to prove it. 

Hey BiggerPockets,I recently received pre-qual letters from two lenders and am now aiming to purchase my first property prior to June 2020. 

For about a week now My broker is trying to get financial information from the sellers broker but we keep getting mixed answers regarding the utilities, leases.

This house is in good shape with a mixed bag of items I need to fix and some cosmetic items I can do to increase value.

I'm now in contract for this mix use property.
