Hi everyone, I am an agent based in central and northern NJ and am curious about how investors are navigating the current real estate market.

I struggled with pricing the rent because my house is furnished and newly renovated with all new appliances, but it's shared space.Since this is the first time we are experimenting renting by rooms, we are not familiar with the market.

With all that being said when the market is soft or there is lots of inventory I’ve noticed tax sale properties (including the adjudicated you buy off of civic source) will typically sell for about 10-20% less than market value.

This is a "C" market about 60 miles away from an "A" market.

Also, I'm very curious what is forecasted for the wholesale market in your region after the recent hurricane, any opinions?

I love direct sales but it seems to be door knocking for leads or sales is the proverbial  "needle in the haystack" style of marketing.

The house has been on the market two weeks and is sold with a earnest depost of 40%.

The previous owner never raised rents, so they are ~$600+ under market rent.
