If violates the lease, put it in writing and send him a warning notice via certified mail.

I've decided to start a direct-mail marketing campaign aimed at tax-delinquent home owners in my local area (I live in Clayton County, GA). 

With another piece of advise... don't do long distance rentals, they rarely work well.

Lenders will advertise for sure.. but you contact them.. they never e mail your or PM you on BP anything like that..  

It appears that the affidavit of Heirship is not going to be able to be performed due to some missing pieces.

This is the single most important piece of the puzzle as a great PM can make an average deal work.

We are providing him information in bite-size pieces so he is not overwhelmed. 

Direct mail is frequently recommended here on BP (for good reason - it works, eventually), but I also like to tell people to try calling “for rent” signs in their area to ask the owner if s/he would like to sell.
