The best thing all of us can do is meet with our local apartment associations and as a group reach out to local lawmakers to enact improved, landlord-friendly squatter laws on a local level.

As property manager we have the right and the physical and electronic safety guards to capture their SS number if they have one (this required an on site visit to our office to verify that each computer was password protected, that we had locking file cabinets etc).

All monetary accounts had POD or beneficiaries listed (my sister and myself)  We did not want our parents'names to be tarnished by not paying the yearly taxes and their names published in the local paper as not having done so. 

I then check to see if there are any local laws that limit the number of STR rentals in the municipality.

Condo/homeowners associations supersede any local/county regs.
