I've been using Michael Blank's Deal Analyzer which works fine but there are some features that aren't available.

This is basically you paying into a bond that will pay damage and lost rents if you are unable to the landlord but this isn't a collective of money pooled together for the common good. 

IMO too many focus on location to much, sure you do not want to be next to a crack house, but price is key.

I already have a couple potential deals, but the biggest hurdle I'll face is finding a private money lender who's willing to lend to someone with minimal experience.

But progress comes from embracing those mistakes and learning from them.

It is my #2 is not allowed but I defer to the experts @Dave Foster or @Bill Exeter. 

Buyers agent will still be paid, but now you have to communicate your value to your client.Jumping from one thing another isn't going to solve your issues.
