By shorting a REIT, you are borrowing and selling it at today's price and hoping to return it by buying it for a lower price later on.

You can push that with cost segregation, but that just comes back to you later.

Think of all the things that could go wrong and see if the lease addresses them: unauthorized pets or tenants, early termination, security deposit, lease violations, late rent, eviction, lawn maintenance, parking, etc.5.

I just filled out the form on-line last week and got the new COE with full entitlement restored just a couple days later.
