Coming together has allowed me to build relationships with the players/pieces that need to be in place to make it a successful environment and there have been bumps along the way no doubt and we learned so much, but you can't get anywhere you want to go in life without learning the lessons you need to get there.  

I may or may not be investing alone but I do have a friend that is interested in learning along with me.

Learn as much as you can from their scenarios and study the markets you would like to get started investing in.

Airdna would be beneficial for you to learn the booking lead times of your area, which would help you know when your property is not getting booked or people are just booking last minute.

And, as we all learn on BiggerPockets and elsewhere, when you invest, you make money when you buy.I'm not suggesting that Playacar or Tulum 101 are bad investments but I believe that, as an investor, you can do (much better) elsewhere, depending on what you buy.
