Suppose you want to remodel two bathrooms, remodel the kitchen, change all the windows, paint the house and make the landscaping look nice.

Hello BiggerPockets community, I just wanted to take a moment to introduce myself.I am currently investing the Connecticut market and have built my portfolio of mostly single family and small multifamily houses.I work for a landscaping/excavation company in a supervisory capacity and have experience in sewer and drain maintenance, repair and installation from my last full time job. 

There is a a lot of work ahead of us.We are going to start with the exteriors, common areas, landscaping, and transition to any down units at the same time.Have to establish who is paying, who isn't, evict non payers and begin to rebrand the property with signage.

In Marin, electricians are running about $100-$125/hour; carpenters about $60-$75; plumbers $90; general laborers/demo guys/landscapers: $25-$35. 

You should be able to see if windows, kitchen, baths, landscaping, etc are in need of upgrades or not.

They will be your linchpin for all of the rest of your relationships in that market (Contractor, PM, Landscaper).

If this Tenant's dog is destroying the landscaping, are you charging her for the damages?

I know on the west coast this would have zero chance without major modifications and landscaping etc. 

There are already hundreds of existing motor home parks as well as "resorts" with amenities like swimming pools, gyms and landscaping with sewerage and fresh water supply that conforms with the local zoning laws.
