My property manager rented my unit to two kids that do not work and have no rental history.

What type of 'homework' do you do on a property before it become a 'serious contender to buy'?

Best wishes to you :)  James,That was more-or-less the aim of my original post - no junkers, but not too fancy ... the exception being if your are selling pretty houses to Dick & Jane who may be influenced by a nicer ride.BTW:  I'll often use a young realtor (22yr old kid) as they can often be trained to step out of the way for negotiations.

Most families move during the summer so that kids can be settled in before school starts back.Selling to investors for residential Is tough as those are very low sales prices. 

I just dont feel I need to max my credit cards out for a program that I feel I can learn with help from people on here and doing my homework. 

Too many people trying to make rentals work and they haven't done their homework.  

However, make sure you know your stuff because if they sense that you have not done your homework, they will put you on the back burner.

I love the concept of doing your b-day as the start of your fiscal year.Putting your goals in writing is a huge start on your way.Good luck kid although I don't think you'll need it!
