Are you looking to buy rental properties that need work or something more  turn key?

We're coming at it from this angle, but looking for any other suggestions.Any tips for getting the variance approved? 

The biggest tip I can think of : make sure you find a realtor who specializes in working with investors, typically they will have investment properties of their own.

There are 4 key dates:year 5 -- 10% step up in basisyear 7 -- add'l 5% step up in basis12/31/26 -- recognition of adj. capital gains as gross incomeyear 10+ -- basis = the price you sell it at

I'm planning on purchasing a Triplex it is already rented out slightly under Market but I can adjust things does anybody have any tips of what I should be looking for or what I need to think about

There aren't many renters in the area, and while we all know many great renters that would give you the shirt off their backs, there is a negative stereotype about renters that exists.While there is nothing they can do legally, I like my neighbors, want to have a good relationship with them (they have my number, and would likely text me if the renters are causing havoc, for both their benefit and mine).Have any of you experienced this, or have any tips on how to "break" the news?
