The 1031 exchange is the tool used to sell investment real estate and purchase new investment real estate and not pay tax on the capital gain and depreciation recapture. 

This is the time where having many tools in your toolbox will help dramatically.

At refi after the value add, I had an increase in value of $160K. 

Furthermore, because we were paying down the mortgage every month, we saw a great increase in our equity (even though we were renting in Washington, D.C.IN 2019: Both properties jumped to over $100,000 in value.
