As it stands, I have a couple who are interested and have filled out the application and completed background/credit/eviction checks but there are a number of things that have triggered red flags for me, whether it's out of ignorance of intuition.

For as I stated in the very 1st line of the message I'm very new and still figuring out just how the whole posting, and/or messaging part works, seeing as how BP offers or gives you no interaction with their staff to fill you in on the basics, which I originally requested and asked them about doing, with their reply being to just throw me into the Forum and either ask the Members there, or figure it out for myself.

I created a dashboard from this data so that I can see a real-time wholistic view of my occupancy rates, revenue, avg nights/booking, avg guests/booking, etc. across ALL booking platforms (another custom automation using channel manager, digital automation platform, and sql server database)- Automated Guest Message Check-In Points (standard message templates through channel manager)- Automated Cleaner SMS Notifications for New Bookings, Cancellations, and Check-Outs (standard option that most channel managers offer)- Smart Pricing (PriceLabs) Future Plans:- Install smart bulbs so that I can ensure the lights are turned off when the guest checks out- I would love to figure out how to automate the inventory management piece of that when we're getting low on supplies, they can automatically be re-ordered At this point my level of interaction with the business is quite minimal.

I suspect closing is not an option in this situation as it is not with most wholesalers its throw it up on the wall and see what sticks then duck LOL...me personally unless something happens at inspection I buy what I say I am going to buy so the idea of tying something up with the only hope of closing is to resell is counter intuitive to my business practice and or a lenghtly career in real estate.. ergo most wholesalers flame out quite quickly.
