I’m a journeyman  carpenter and I always try to tell people that we live in the best time ever for learning to do things because of the internet and YouTube.

Use the internet (google, biz buy sell websites etc ) and network. 

The reason you should skip the education is because the information they would teach you is likely already on the internet. 

Many people that still use "landlines" are actually using the cable phones provided by their internet/cable provider and are different than old school landline.

You just found one of a million random internet real estate related scams.If they advertised on amazon.com or something, go ahead and report them....I am illiterate please disregard this post.

Getting a legal contract from strangers on the internet is a great way to find yourself in court or raked over the coals by an unscrupulous customer.

I see a lot of successful people on the internet that say they didn’t need any money to begin their crusade in RE investing, but what if they started off with 40k?

If you can't find a single property for rent I think you need to scour the internet a bit more. 

My biggest piece of advice is don't take advice on 200k from the internet lol.

And you may want to go with a wired system (with a lot of the wireless systems, if the internet goes down, then the wireless security system does as well).
