So I ask him how long it generally takes him to close, and he says he can get $1mil from the bank with one phone call.My question is, is this guy a real cash buyer, as people in this business talk about them?

If you know what the hell you are talking about, people will take you more seriously and will be less likely to take advantage of you.

Might be worth having an attorney look over your HOA rules regarding actions by your neighbors affecting your property but talk nice to your neighbors first.

you may want to check that aspect with the state.Bill Gulley was talking about some new federal laws that I am unaware of personally.. as I really don't do this type of transaction anymore.

I'm going to give my LO some time, but if they don't produce it, I'm going to talk with my attorney.Thankfully I'm using equity from another property that I own F&C to satisfy the 25% down payment requirement.
