Perhaps you're doing the work because you'll enjoy it, in which case that's a perfectly good reason...but if you're just trying to save money, you'll probably find that the hourly income you save/earn by doing the work yourself isn't worth the time and effort you'll be spending.Now, to answer your question, here's a general order to doing things when rehabbing:- Demo- Framing/Major Carpentry- Rough Plumbing/Electrical/HVAC- Insulation- Sheetrock/Subfloor Repair- Doors/Windows- Paint- Cabinets- Tubs/Showers- Final Plumbing/Electrical/HVAC- Flooring/Baseboard/Trim- Appliances- Punch ListOf course, there may be less common repairs that I didn't mention (like foundation repairs) that you need to squeeze in as well.

Hey Max,You haven't provided nearly enough information here to answer your question (which may be why you haven't gotten any responses yet).In order to know how much to pay for any property, you need to know what your exit strategy is and what the other numbers surrounding the exit strategy are.For example, if you're looking to flip this property, you need to know how much rehab it needs and how much it will sell for.If you're looking to hold this property as a rental, you need to know what amount of rent it will generate, how much rehab it needs, what your cash-flow goals are, how you will be financing it, etc.If you can give us more information about your exit strategy and the pertinent numbers, perhaps we can help you figure out a reasonable offer...

here were the requests, tenant upstairs wants windows Insulated more because he has plastic over them now and it is always cold.He wants me to put a fence up in backyard because there are always kids running through the yard,He wanted a new door for one of his bedrooms because he claims it was missingI closed on this house thursday and this is my first experience landlording so I am not to sure how to go about this. he has been there for 7 years and seems to pay rent on time and keeps house clean.

It has a 3 yr old roof, windows and 3 yr old cabinets.What am i doing:Painting interiorChanging doors to 6 panel from flatNew carpetNew vinylNew light fixtures throughoutChanging elec panel so I can install a new heat pumpAdding new counters( not sur laminate or stone, probably laminatr)The bathroom is my expense- new tin surround, new vinyl, new toilet, new vanity and fixtures.I have line itemed everything from HD and Lowes, Sherwin Williams.The main thing is who was selling the house: it was not listed for sale, it was not on MLS, the city housing authority has gotten stuck with a ton of houses and they want to get rid of them.I think I have a heck of a deal.I will keep you posted.
