IE weekends .. and earn while you learn.you get instant credibility and you surround yourself with others that are in the business doing deals.you don't want to surround yourself with others that have no money and are in search of how to do this business... 95% of those with the situation you posted simply fade away and never do anything in the industry... and 50% of all agents fade away.. but you still learn the details and laws of your area and you never know when that mover and shaker takes you under their wing...

Similarly if your bank has an app that does mobile deposits that's probably worth looking into.There probably are apps like you're talking about and I'm just unaware of them, so it would be nice to see what others have to say.I will say that there are some big property management solutions such as Buildium and Appfolio, that probably have apps which tie into their system and provide some of the tenant and building/portfolio tracking that you're asking about - but those systems as a whole aren't necessarily cheap, either.Personally, I just make sure to carry around at least one envelope - so I can always do "back of the envelope" calculations when necessary :D

When this very first month rent is due, he told me his bank account got frozen just the day before, he has half of the rent in cash for me, and the other half as a check for me to deposit later when the bank issue gets resolved.What should I do, should I trust him?

I have to consult with Consumer Protection Agency  folks to find out if I can deduct the unpaid utilities from their deposit but I think it is illegal to disconnect the utilities.
