RE is full of scammers, bums, and people looking for a free ride, so having a few tangible accomplishments you can showcase shows that you're independent and have skin in the game.

If you have no prior knowledge, I think you should be able to sue the PM company in the event you lose the case with the former tenant. but more importantly, if these deficiencies were corrected and documented you shouldn't have anything to worry about. consult an attorney independant of the pm company and do not sign anything.

The appraiser just needs to independently verify the information provided to him by the listing agent.
