You can usually find better deals out there if you are willing to take on a ARM type product such as a 7/1 or 10/1 ARM. 

Is anyone willing to share their experience with these type of properties?

In the markets where it's down, it comes down to whether your property fits what the ideal customer is looking for from a lot size, home size, amenities, and price. 

You have to choose a financing type and on page #1, you spell out purchase price, down payment and financing dollar or % amount..what did they fill in there?

So, if you are in a property early, wait 6 months or whatever the hold period of the offering type is, and then unleash your tokens onto an exchange, you potentially influence the value of that token forever, no matter how the underlying asset performs.   

I still need to go to the City, I'm sure they are full of knowledge about the different of building types.

I am from Boulder so ideally would like something within 2 hours if possible.

All depends on how active or passive your REI type is. 

However these types of low-return deals are not attractive to an average friend of mine.
