This is something I have been thinking about as well.I'm about to close on a 16 unit property that has a full basement and I am thinking of ways to either get more income from it or provide more value to the residents for their dollar. 

I’ve owned one rental condo in close proximity to the oceanfront area that is generating decent passive income; but the HOA’s and board have honestly been a nuisance.

I didnt even have enough time to really consider the build potential let alone try to fine potential partners/money lenders.To be honest I was pretty bummed.

I'll be equally honest - broke with bad credit won't get you very far in the flipping business.

My wife and I are just beginning our real estate investing journey as we purchased our first rental a month ago, we've owned our primary residence for 4 years as well. 

This is just debt financing and you're not getting any equity/upside on the project - and honestly not making much money if any....
