Tahoe for me right now = amazing STRs with huge cash flow and appreciation (1-2 bedroom units / close to ski resorts but not high-end luxury properties) Florida for me right now = pretty decent STR with cash flow that covers the bills but not a lot more + appreciation which is pretty significant.

If it needs primer etcI use a google phone/email and collect names of handyman and painters etc. they bid and the serious ones come out to see the jobI take the medium priced bid. too low and it might not be the best work, too high and they do not really want the job.Lately been dealing with bids for electricians and it is hard to bid that and getting $500 per hour bids, crazy.So be specific and fair and you should find some good canidatesThe other thing is I do alot of my own research and factor in how much time it should take and the materials [or bid that you cover materials seperatley etc] - Youtube and forums for various subjects give you just enough info on what to do and look for.
