Try looking for a property that your money can serve as a down payment that will produce some cashflow.

To minimize risk, you should invest in markets that have a healthy growth trend, such as Raleigh, Phoenix, Las Vegas, and many more.

It should be because it produces nice cash flow and/or appreciates in value.

If you want to get out intact and mentally healthy you've got to plan with the exit in mind. 

Also, god forbid I pass before the property is paid off the death benefit can be used by my family to pay off the property, then dump it off to a property manager, and live off of the income produced rather than stress about replacing my income.

When I asked the building inspector about this he said because it's so hot and dry here that the little bit of moisture produced by the shower immediately vaporizes once it hits the attic.

Also, somewhere that has a great culture and top producers who are open to sitting down for coffee, answering questions and providing guidance would be something I'd look for. 

My payment is right around $3000.00 a month and the properties produce about $9500 in rent.
