On a Non-QM loan such as a bank statement or a DSCR loan, you can go to 80% cash out and in some cases 85% no cash out depending on the lender and the number of units.

That can also make financing tough.I’m not sure of the percentage but the HOA is covering just shy of $50k bc the fire started in another unit.

I’m sure it’s probably not a get rich scheme but you could probably earn a solid couple hundred dollars a month per unit once they’re rehabbed.

I own a unit at a high rise condo in Brickell with 30 day minimum as the rental restriction and at least a handful of times a year, someone is caught renting their unit on these platforms and gets shut down by the HOA.

It has been recently introduced and is supposed to put a cap on the cost to install utility hook ups for new construction and ban hedge funds and corporate entities from buying single family homes in California):SB 1210"This bill would, for new housing construction, prohibit a connection, capacity, or other point of connection charge from a public utility, as defined, or a special district, as defined, for electrical, gas, sewer, or water service from exceeding 1% of the reported building permit value of that housing unit.

To put 10% down on a 3-unit you would need to live in the property as it takes 20-25% down for a non-owner occupied 3 unit.
