To my surprise, bidders are reaching market value and in some cases I even saw a bid go above market value.

Even then so, you can deprecate the value of these improvements (sometimes over a very short period of time, even 1 year) so it maybe a wash.

I know that you can get single family homes that should cashflow nicely and also hopefully appreciate in value, although, as you probably know we can't bank on appreciation in this difficult market climate.

How do you go about finding them, is it harder in the more rural areas to prove value? 

Lots of room to add value since it has not been updated since the early 2000s (it still has carpet in the bathrooms...)
