If they don’t, that would appear to be a red flag.

Does it start to send red flags to banks or does it do so little damage that its ignored?

The nice thing with them is that they are local investors themselves and only will lend if the numbers make sense, it really protects the investor from potentially making a bad investment so if they won't lend on the deal, it's a red flag.

So, just trying to figure out what precautions to take or what are the red flags.

Knowing and looking for red flags on applications and being willing to wait for a quality tenant goes a long way toward weeding out the terrible tenants as well.

Because of amount of people, parties, cars involved, any violation, loud music will red flag to neighbors.
