I get nervous about any guarantees in this space because they could offer a terrible deal or something that doesn't fit what you need, and claim to have fulfilled their obligation while never really offering in good faith.

He obviously doesn't want to be involved in the minutia, but that is the part I do want to be involved in.

Those fees dropped dramatically once expedia was involved. 

Understand the fees involved and calculate the total cost for an entire year of management so you can compare the different managers.

Once listed the payouts can only go down based on how many realtors/brokers are involved in the deal.

Any noise after that has to be above a certain decibel (usually - a lawyer will know or be able to find out).The downstairs neighbor should absolutely be recusing themselves from all discussions of this issue as a board and abstaining from all votes involving the issue. 

And, in this market, deal flow is king...not cash.Development plays will largely not fit the scenarios above because they do not cash flow out of the gate and won't have long-term debt in many cases. 

If this is a one off investor deal and you don’t have your own agent involved then I guess you have to make up your own solution.

After I gave him that address he couldn't use he said that I should have another guy involved in my deals so he can teach me what to do.
