With 400k, assuming regular conventional financing, you could get 8 duplexes for 200k each.

From my experience (in NY) most sellers are opposed to seller/owner finance deals, rent-to-own, and other creative deals.

In Some of my communities I make more money on seller financing the homes I own than the lot rents.I will add more of these truths but I find most investors without parks don't know some of this information.

Benjamin,My advice would be to treat it as a Vacation home and use financing so that you save on only having to put 10% Down & No Prepays.
