So total of $2500.00 that I lost to this scammer plus the fear of identity theft because he got my info including wife and kids.

A lot of STR don't give problems at all, but it is the fear of people living in the neighbourhoods of problems, drunk people, etc that normally is not happening at all.

I just want to get the practice of making ridiculous offers so I get over the fear of it.

I am no expert in it, but my fear is that the chemicals might affect how that concrete looks over time to like it did with the flat rocks on my first cabin.  

With that said, you don't want to 'scare' them into not reporting actual maintenance issues out of fear they'll be charged.

Not sure if this is normal this time of year, bad planning on the property manager's part, a correction from people being overly optimistic about return to office, fear of the new 6 month rent increase notice, etc. 

I've helped my wife and kids understand that failure (or fear of) is sometimes needed to achieve success at anything, so its never a bad thing when you can learn from it.

We don't want them neglecting issues out of fear of having to pay for it themselves, but we also don't want to keep paying for service calls that don't need to be done.... that's why the lease needs to cover these scenariosIf this was  really good long term tenant that rarely called or was a PITA in some way, I'd probably eat the cost of this one inspection, but make it perfectly clear that future issues will be dealt with EXACTLY as the lease states
