Those who have foreclosed on a property more than likely lived anywhere from 5 months to 1 year mortgage free (again extremely worse than evictions which are most likely 1-2months of rent in arrears) I know many people (in Florida) who stall the courts and live 5 years in foreclosure and have the nerve to lease out the property and collect rent, paying the bank absolutely NOTHING.

This would also be extremely useful for me working as a MLO for a broker. we are not aloud to choose our appraisers unless you are a Banker and have a warehouse line to fund from, they are selected out of a Pool and sometimes they are not even from the area and have no idea about the local RE market...it would help both the buyer, seller and me as the LO.Just a very useful tool to have for someone in the RE industry

Every 40-acre tract of land was sold in about 18 months - all using seller financing provided by my father.My father had all the property sold and producing a cash flow Before the first payment was due to the poker player.This is an excellent example of how to invest in real estate without the burden of debt.It is also an excellent example of knowing the details before negotiation begins.My father’s situation is also an excellent example of being extremely good at what you do.
