This unit required extensive cleaning from a crew, mopping of the walls, drywall repair, entire repainting, professional pest control, light fixture replacement, door repair/replace, door jamb repair, tile replace, electric baseboard repair/replace. 

Shovels, pry bar, bucket, power invertor, extension cords, flood lights. 

That being said, I am capable of extensive remodeling work.

There is evidencet that it will need extensive foundation work.

I have an extensive background in commercial real estate, but am a novice with tax liens and have always been interested in learning more about them. 

The only real issues are 1) when it needs to be replaced, it’ll tear up the lawn2) if the house ever has an extension, it can’t be extended there.

My opinion as an agent & future investor would be, ask for an extension to get bids for your reply to Inspection, renegotiate the terms once your bids are in, I would want my own trusted contractors doing the work not the sellers so it gets done to your standards not theirs...

For example I think the size of the flip is based on how extensive the rehab is.

None of them required extensive rehab like 2 of these properties (>90k).
