For the deal to work for me, I needed $375/month payments, so he ended up agreeing to extend the loan a few years so I could be at my lower monthly payment.  10 or 12 year loan (can't remember).  

The income from the property should help you get qualified  The seller had his family and extended family living in the house.

The fact that they sent the notice to the previous owner does not extend your time to appeal.  

That being said, I understand this is an financial decision for her, but is there anything we can can say or do that would tip the scales in favor of her renewing for a full year or extend short term off the market?

Most extended warranties are not worth it in my opinion.
