It can be done, it's all about drive!

Driving the streets of Philly, Delco, and Montco and connecting distressed properties with investors beats being cooped up in an office cubicle any day.I still have a long way to go, but after a year, I've made a lot of progress.

I currently work a job that requires me to drive a lot and on my lunch breaks, I use the time to actively observe for houses could possibly fit my criteria and I simply stop and ask or leave a letter if the owner would be willing to sale it.

If all else fails you could drive around the area you're investing in next time you are in town and call the 'For Lease' signs you see and see who doesn't suck.

There are 3 cities within 10-20 minute driving distance with populations of 25K to 50K each.
