@J Scott Yes I understood what the spreadsheet was conveying and that there was some materials provided in the labor section since it's difficult to know what the contractor spent on materials since most people pay after the job is done anyway.

In long term I may settle for hybrid or something like only taking 50k loans, syndication, accelerated depreciation (assuming bonus depreciation doesnt go away) , pay back and repeat.

I read on one of these forums, where someone was looking for creative workarounds to avoid a down payment, the suggestion to purchase via seller carry, then immediately refinance after closing, which I understand would pay the seller immediately?

95% occupied sorryPersonally I don't count the POH rent towards the NOI because my lenders won't either.30 occupied at $450 = $162,000 gross incomeAssuming a 40% expense ration your NOI would be $97,200If you wanted to buy at a 9 cap you'd be at $1,080,000Definitely check my math but I'd try to pay around $1 million for this.
