This depends a little bit on whether the trash is handled by the city or private contractors, and also whether the custom in that city is to keep the trash cans "hidden" when not in use (like, in the backyard, or in the garage), but: if you can't see any trash cans around the side of the house or at the corner of the garage, or in the driveway on trash day, whereas the neighbors' houses do have trash cans in those locations, maybe nobody is living there. 

But now I am looking to spend less time working on these projects and more with my family. plumbing, electrical ,carpentry any contactors in North Eastern Pa (scranton area)you are willing to share is appreciated

Does anybody know of trustworthy contractor in the Snohomish County area?

For my first few deals I did pretty much everything other than roofs and electrical because after my acquisition I had NO MONEY, hah!

Finding a contractor you trust and who does quality work is the biggest factor, but this is hard to do from afar and referrals may be your best bet.

I only rent to refinery contractors with a per diem

Hello BP members , I was about to contact a lawyer to provide me with a WA contract to use for my contractors.

Last month a 2bed/1bath 740sf sold for 162k in great condition, but not new or top of the line granite counters, etc  We own a local plumbing company so we know plenty of contractors in the area. 

Per her it is 9 ppl that would be in the property and due to rushing her in I tried yo get last minute repairs in which where completed.My first visit my heart sank as I saw random ppl within my home as well as the smell of marijuana (no smoking was stipulated in contract.Than after they blew a fuse in my electrical box downing power on one side of the house.

The borrower and the asset itself.Borrower:Your credit (are you a trustworthy borrower), are you capitalized enough to float this project/ cover the debt, track record (borrower/ contractors experience).Asset:Comps (as-is & ARV), LTV metrics (lender can help verify these if you have questions), detailed budget and scope of work, tentative schedule, exit strategy.Of course any lender/ partner will dive in a little deeper after the initial pitch but if you have all of the above ready for your initial conversation it will go a long way in getting deals approved/ partners on board.
