Your investment in a triplex in rural NE North Dakota, with a focus on cash flow and long-term appreciation, is a smart strategy, especially considering the distressed nature of the units and your plan for incremental updates.

Alternatively, or additionally, you can attempt to secure ownership of smaller properties utilizing one of the possible “nothing down” strategies.  

Again, Keep learning about this method because it is effective but we use it in a different way than you are describing.

When it comes to cash flow - Honestly that's a function of how you manage your business, your strategies, and what submarket you choose to explore.   

It used to be a better strategy but I do not feel it works well anymore.
