It's NOT an entry level position.After several years as a remodeler and six years as a real estate investor, I finally thought I might have a good enough knowledge to be an effective wholesaler.

They really wanted me to use a Certified Relocation Specialist, though a realtor friend was able to get approved w/o that designation.    

If I lived in Indiana I'd be doing a ton of deals.Many parts of Indy experienced zero rent growth and effectively zero appreciation in the last 30 years.

However it really is not a cost effective use of time.

My point is that there are so many potentially dangerous unforeseen scenarios that could effect the two of you, that having a clear legal document should take priority in your evaluation of this "partnership". 

I have more than 8 years experience in construction field, specially in interior design and home remodeling but not in US.

Also, you can have 2 apts buildings with the same square footage and same materials, but one can cost a lot more than the other because of how they're designed/layed out, so you need someone who has actually built an apt building involved in the design phase.  

When a rental property is foreclosed on, do the leases get wiped out or do they remain in effect? 

They have effectively told you, by hiring the listing agent, that they do not want to be directly involved in negotiations and it won't go over well if you try to contact the seller.

Obviously the size of the lot will dictate how many units I could ultimately get in there but this zoning designation is pretty crazy in what it allows for developers to do.
