Hi Eric,I personally have mixed feelings about Ybor City.

Yes, everything has to flow through the HSA,  my property management company handles the house, I can only direct the traffic, I can't mix up my pockets,  it's a stand alone entity.

I manage 625 units (mostly B, some A some C, Mix of SF and MF in Northcentral PA) saw only slightly higher delinquency through this.

I notice that it's a mixed bag when it comes to management on here.

We use a mix. 

Want a mix of cashflow properties, buy and hold SFH, etc.

If it is to be a larger rehab ( like 3 or 4 units) and requires an Architects plans its best to ask the Contractor to bring in their trusted architect rather than adding another player to the mix in my experience.

The reason I throw flipping into the mix is because I have a dog who doesn’t totally love the idea of new people always.
