Housing starts in FL are not keeping pace with the population growth, so I don't see a drop off until that dynamic changes.

@Jay DekkerI don't know how your current family dynamic is, whether you are 1) Single with no wife or kids 2) Married with no children 3) Married with wife and children.

There is not much else that separates the dynamics of a 4 plex from an 8 plex.I hope that helps.

Not sure if folks analyze a small MF home house hack differently than a SFH rental which is what I have been focusing on for the past few years so my criteria for small MF house hacks is still dynamic...any and all insight will be greatly appreciated!

My partner and I are looking into purchasing a multifamily building (6 unit) in Hartford, CT and trying to come up with some creative ways to put the least amount out of pocket into this deal and still make it a win-win for the seller and us.One of the things we are exploring is having the seller finance the down payment (20-25%), but not sure how to go about it as I have been told that lenders would not allow the seller to put the down payment (a 20% mtg to the seller and 80% mtg to the lender... essentially us not putting any money or "skin in the game").

Many times I'll spend 20-30 minutes or so skimming body hairs off the top of the water (think hairy men's chest/body hair that sheds in the water) that would be gross for the next guest to have someone's hair sticking to their skin in the water.
