On another note, I'm just 14 years old, I work for some investors with bird dogging and I am trying to get an internship (it's just very hard for somebody as young as I am).

No experience managing investor moneywhat will happen is if you can get a seller or broker to even work with you .. your not coming in from a position of strength.. to mitigate all of the above you need to have your capital and financing arranged so when you do make an offer you have real POF  Not hey I am going to go try to raise the dough. .and you have financing available ( which could be tough for you being a first time sponsor with no experience)I suggest you talk to some lenders now before you waste thousands of hours looking at deals.what you will find out though is there are all sorts of Ghetto dogs in the mid west that will take a flyer with you .. the nicer performing properties the brokers and owners are going to want to deal with a proven source who has all of the above.

I have lots of reasons I could evict them if I wanted to... dog that is not on the lease... at least 3 people not on the lease, rent paid late every month but one...

Plus she is very smart and pretty dog gone good at it.

It would be difficult to evict someone...for drugs, dogs, noise, filth if they have already paid for the entire year.

It would be great to see Networth eat their own dog food and show us how it's done.  

We've force appreciated it quite a bit, we have a backyard for our dogs, and we're very close to NYC.

(recently got $750 bird-dog fee check!)

That would make the transition much easier for me since me and my wife have dogs.
