the hassle of all the paperwork attached to a FHA loan, cash deal (or hard/private money) is much easier from the seller side and less of a chance that it falls through.

this is about as good and honest post on wholesaling that I have ever seen .. and 1000% the truth.. the success rate for wholesalers is next to zero.. for everyone that makes a go at it 99 fall flat and blow money.. just like blowing money they don't have on Guru's seminars..Very much what you post is what we were taught if we wanted to be real estate agents in the day.Great sales1 year of money in the bank no debt.this is no different so you have all these wanna be folks dreamers really thinking they can make money doing this then buy and hold.. its sad really and its promulgated on BP as much as anywhere. which is doubly sad...

Boise is great, Idaho in general is great, the Idaho Falls general market is also great and more affordable than Boise, for now, prices are rising here as they are everywhere but you can definitely do more with the same amount of money.

Pretty much the regional tier 2 hubs in the strongest employment states are the strongest candidate cities.Now as for your capital appreciation thesis:I'll be a contrarian and bet that tier 2 cities will not lag behind tier 1's in the future, either tier 2 rises significantly, or tier 1s fall catastrophically.
